With over 20 years of experience, Co-founder & President, Nick Heit is providing a new perspective on inclusive management services — not just utilizing unmatched industry expertise, but his core belief that the true investment for both sides lies in the partnership that is created.
Together, with his wife Aimee, Gateway focuses on delivering at every stage of a partnership, providing the mentorship, guidance, and support needed during acquisitions, daily management, and beyond.

Nick first started at the University of North Texas where he obtained an undergraduate degree in Real Estate Finance. He began his career with Adara Communities in 2008 with a portfolio of 20,000 units valued at $3B, where his primary focus was distressed property takeovers and capital project repair oversight on properties across the United States. While directly overseeing two apartment communities, He transitioned into commercial real estate lending and asset management for Key Bank Real Estate Capital, servicing agency loans and a portfolio consisting of 150 apartment communities, valued at $23M. For a decade, Nick was the Director of Operations and Asset Management for Integra Peak Management, where he managed a substantial portfolio of multifamily properties throughout Texas. This portfolio of 2,000 units was heavily focused on affordable housing, particularly LIHTC, USDA, HUD, and senior housing. He was responsible for the financial and physical performance of all assets and completed a $5M renovation project across 35 sites. In his many Director roles, he has been responsible for creating and implementing and innovative team focused initiatives through many market ups and downs over the last twenty years. Nick is driven by his ability to build successful teams and execute complex, multifaceted projects.
In 2023, Nick and his partners created Gateway Property Group, LLC after seeing a need for quality, dependable management services throughout the DFW area and beyond. With the experience and the expertise of its team members, Gateway Property Group, LLC currently provides multifamily management services across four states to all asset classes. Gateway Property Group, LLC also offers the unique ability to manage CapEx and value add projects and renovations for clients with in-house construction services.
Now, with nearly 20 years of experience in all facets of the real estate and construction industry, he manages and invests both professionally and personally in both multifamily and single-family properties, giving him a diverse understanding of all aspects of the industry.
Aimee is the Director of Construction and oversees operations for Gateway Property Group, LLC. After graduating from the University of Kansas with an undergraduate degree in communications and psychology, Aimee pursued a career in sales, where she serviced client accounts in a territory spanning across 9 states. With a strong background in sales and client relations, Aimee transitioned into the real estate industry in 2012 after building a single-family investment company, focusing on fix and flips across Kansas, Missouri, and Texas. After relocating to the DFW area, together Nick and Aimee built six more real estate development, management, and investment firms valued at $100M for multifamily and single family ground up construction and value add project management throughout the U.S.
Aimee has also coordinated and managed ground up construction from start to finish, building homes for both long-term and short-term rentals, and managing those rental portfolios. Management of these properties has been a steppingstone to multifamily property management for Aimee, where she focuses on providing a personalized experience for clients and assets of all classes throughout the country.
At Gateway Property Group, LLC, Aimee’s primary focus is on CapEx projects and working closely with clients to ensure their assets achieve maximum profitability through focused and organized renovation plans. Over the past decade, Aimee has completed $10M in single family and multifamily value add renovation projects, taking over distressed assets all over the country. In addition to real estate construction, Aimee specializes in the operations and management of multifamily properties in 5 states, providing inner-organizational and property level support for over 1,770 units. Aimee contributes to the company’s success by bringing her creativity and organization, vast knowledge of the industry, and love for working with people.
Jessica Warren is an accomplished Regional Supervisor with over 20 years of experience in the property management industry. Her extensive background combines leadership, Capex management, and exceptional organizational skills, enabling her to excel in driving operational efficiency and fiscal responsibility.
Jessica has refined her expertise in project management, budgeting, and financial reporting throughout her career, ensuring a high standard of operational excellence. Her profound understanding of the multifamily industry, gained through hands-on experience, allows her to navigate the complexities of property management with remarkable insight and finesse.
A notable strength of Jessica's is her ability to build and nurture strong relationships. She has successfully established valuable partnerships with vendors, contractors, and key stakeholders across major Texas cities, including Houston, Lubbock, Dallas, and San Antonio. These connections have been crucial in achieving strategic goals and driving success in her previous roles.

Outside of work, Juneilyng is a devoted family person. Married with two children, she treasures quality time with her family, enjoying movies and new activities with her kids.
